SE from there is a church, just north of the burnt forest, directly south from the smaller lake. The first few structures I built in this game are there. It has a decent bit of flat land around it, and it's right beside the river. There's a house located NE of spillway lake and SW of the cell tower, just south of the river. And finding veins of oil shale means gas is never an issue. I personally love being near dessert for the sand so I can make ridiculous amounts of concrete.
